Survey Conducted and Summary by
William Givan, Extension Economist

The following data shows cash rents paid for farmland in Georgia in 2002. It is based on a survey of County Extension Agents conducted in November, 2002.

Data are shown for cash rents paid in the nine (9) Statistical Reporting Districts as defined by the Georgia Statistical Reporting Service (GASS). (Districts are shown below). This is provided to supplement state average cash rents reported by the GASS. Appendix tables show these rents by the five (5) University of Georgia Extension Districts.

Intended Use Affects Rental Rate

A knowledge of cash rents paid can help both farm operators and land owners make better informed decisions of resource use. Many of the average cash rents reported paid in 2002 were near the values reported in a similar survey in 1999. But any differences could have been due to different individuals reporting. The greatest percentage increases were for irrigated cropland and improved pasture.

Cash rent reported for cropland when no specific crop was specified was (state average) $32.59 for dryland and $82.50 for land with irrigation facilities. The rate reported for irrigated land intended only for vegetable production was $113.48 per acre. Rates reported for irrigated land for peanuts and cotton was $85.57 and $95.77 per acre, respectively.

It is suggested both those who rent land and land owners evaluate the potential for profit before a rental rate is set. A rental rate that is fair for both the lessee and lessor can best be determined by using the form "What Can You Pay or Charge For Land Rent?".

This can be found at: http://www.ces.uga.edu/Agriculture/agecon/pubs/paychargerent.htm

It is recognized that a landowner has a sizeable investment in land. But rental rates that leave the lessee with no profit - or less profit than that paid for rent is long term detrimental to both parties.
